Please note that the following terms and conditions outline the agreement between Luxe Stays (referred to as "the Company") and property owners (referred to as "the Owner") listing their properties for vacation rental purposes. By engaging in a business relationship with Luxe Stays, the Owner agrees to the following terms and conditions:

  1. Property Representation:

  2. a. The Owner represents and warrants that they have the legal authority to list the property for vacation rental purposes.

  3. b. The Owner agrees to provide accurate and up-to-date information about the property, including its amenities, features, and availability.

  4. Listing and Marketing:

  5. a. The Company has the right to market and advertise the property across various platforms to attract potential guests.

  6. b. The Owner grants the Company the right to use property images, descriptions, and other relevant content for marketing and promotional purposes.

  7. Rental Rates and Revenue:

  8. a. The Company, in consultation with the Owner, will determine the rental rates for the property based on market analysis and demand.

  9. b. The Company will collect rental revenue on behalf of the Owner and distribute the agreed-upon amount after deducting applicable fees and expenses.

  10. Guest Screening and Communication:

  11. a. The Company will conduct guest screening to ensure the suitability of potential guests.

  12. b. The Company will handle guest communication, including inquiries, reservations, and support throughout the guest's stay.

  13. Property Maintenance and Repairs:

  14. a. The Owner is responsible for maintaining the property in good condition, complying with applicable laws and regulations.

  15. b. The Company will handle routine inspections, maintenance, and necessary repairs with the Owner's approval, aiming to keep the property in optimal condition.

  16. Insurance and Liability:

  17. a. The Owner is responsible for maintaining appropriate insurance coverage for the property, including liability and property damage insurance.

  18. b. The Company carries its own liability insurance but does not cover damages or losses to the Owner's property beyond what is explicitly stated in the insurance policy.

  19. Cancellations and Refunds:

  20. a. The Company will have a cancellation policy in place, specifying the terms and conditions for guest cancellations and any applicable refunds.

  21. b. The Owner will be informed of any cancellations and will have the opportunity to discuss alternative bookings with the Company.

  22. Indemnification:

  23. The Owner agrees to indemnify and hold the Company and its representatives harmless from any claims, liabilities, damages, or expenses arising from the Owner's use of the services provided by Luxe Stays.

  24. Termination:

  25. Either party may terminate this agreement by providing written notice within a reasonable time frame. The termination will not affect any existing bookings unless otherwise agreed upon.

  26. Governing Law and Jurisdiction:

  27. These terms and conditions are governed by the laws of Dubai, United Arab Emirates. Any disputes arising from this agreement shall be subject to the exclusive jurisdiction of the Dubai courts.
